Moving to Niwot, Colorado

What you are moving to

Niwot is a census-designated place of about 4,300 people at the 2020 census, in Boulder County, off the Diagonal Highway roughly halfway between Boulder and Longmont. Two blocks of railroad-era brick storefronts on Second Avenue, a second cluster of shops at Cottonwood Square around Niwot Market, neighborhoods of mostly single-family homes around them, and open space and farmland where the sidewalks stop. It has no town government, no mayor and no town hall; Boulder County and a set of special districts provide the services, and volunteer groups run the calendar. That is subject to the incorporation vote of November 3, 2026 among electors inside a proposed boundary. Housing

Most of Niwot is detached single-family homes on lots larger than you will find in Boulder, with a few townhome and condominium clusters near the commercial blocks. Inventory is small in a place this size, so what is for sale at any moment is a handful of listings. Schools

Niwot is in the St. Vrain Valley School District. The neighborhood schools are Niwot Elementary at 8778 Morton Road, Sunset Middle School in Longmont, and Niwot High School at 8989 East Niwot Road, east of town. The district’s site has boundaries, enrollment and transportation; open enrollment across the district is common, so check the current rules rather than assuming an address decides everything.

Getting around

The Diagonal Highway (CO 119) is the road that matters: about twenty minutes to Boulder or Longmont in normal traffic, forty-five to fifty to downtown Denver, and about forty-five to Denver International Airport by way of I-25 or E-470. RTD’s BOLT bus between Boulder and Longmont stops at Niwot Road. Within Niwot, most errands are walkable or bikeable; the LoBo Regional Trail connects to both cities for anyone who commutes on two wheels.

Water, sewer, trash, fire

Because there is no town, each of these comes from a different body, and it pays to know which one before you close.

Drinking water is from the Left Hand Water District.
Sewer is from the Niwot Sanitation District where its lines run, roughly seven square miles around town; elsewhere, homes are on septic. Check the address with the district.
Trash and recycling are arranged household by household with a private hauler. There is no municipal service.
Fire and emergency medical response is Mountain View Fire Rescue; law enforcement is the Boulder County Sheriff.

Living here

Summer is Rock & Rails on Thursday evenings beside the caboose at Whistle Stop Park, Friday dancing in Cottonwood Square, and the Fourth of July parade. Fall is the Great Pumpkin Party and the Niwot Trot. The evening after Thanksgiving is Enchanted Evening, when the tree is lit and Santa arrives by sleigh; the Holiday Parade is the next morning. None of it is run by a government. Before you decide
